Maintenance
Brewer Caldwell's Maintenance Department is another support function for our Property Managers. Maintenance oversees all maintenance requests which include 24-hour maintenance emergencies, vendor payments, rent ready work and vendor quality control. Again, your property manager is still your point of contact. Our Maintenance Department has all viable maintenance requests completed within 7-days.
All maintenance emergencies are resolved in 24-hours or the next business day. All properties will be rent ready within 10-days from the first day the property is accessible. We will always have HOA's processed and mailed out to tenants within 48 hours of arrival. They schedule all move out's, evictions, annual inspections, and appraisals for the inspector within 48 hours. All bids are sent to owners within 24 hours of receipt. All invoices are entered in and turned in accordingly within 72 hours. Complete move outs, evictions, appraisals, and annual inspections according to the schedule. Maintenance excels at setting correct expectations with tenants, owners, vendors and co-workers. Complete all required Bi-monthly inspections daily and turned into the correct property manager for that area. Fill out all forms in as complete detail as possible. All move outs, evictions, and abandonment's processed and a vendor sent out by Brewer Caldwell for a rent ready bid within 48 hours.
Integrating maintenance with ASLAN, our owners are notified any time work is order. They are given notifications as it continues and a final notice once it is completed. At this time you will receive an invoice and pictures (when applicable) all automatically and without needing to make a request. This makes it easy and comfortable for the owner and allows them to know their investment with Brewer Caldwell is in good hands.
