Brewer Caldwell's Sales Department commits to only making deals for our investors that we would make for ourselves. We commit to finding properties for our clients that are as close to being rent ready as possible, and for the best price available. We commit to being willing and available to assist our clients' lenders in any way that will assure that the deal is done on time. We continually follow up with lenders for regular status reports. Brewer Caldwell agents are continually available during the escrow process to respond to clients' questions and/or concerns. This creates a business relationship where you can rest assured that any future real estate needs can be handled with confidence in Brewer Caldwell. We are available to provide other services Brewer Caldwell Service to our clients besides just purchasing the perfect investment. We offer additional assistance with things such as: 1031 exchanges, equities for future sales, market comps, and the listing of these properties should you decide to sell in the future. With Brewer Caldwell's network of investors and our reputation in Arizona, we can sell your properties quickly and effectively.

The exclusive responsibilities of the Sales Department and it's Agents, Managers, Assistants and others, is to perform their responsibilities in an ethical and moral manner following all Arizona Real Estate Licensee and Realtor laws, rules and codes, giving full fiduciary to you as our client.

The Sales Department will be attentive and oversee all items, procedures and issues that may arise on a property through the selling and closing process. All members of the Sales Department are required to know all steps and procedures of the selling and closing process. All Sales Agents will take full responsibility for all buyers and sellers paperwork, follow up, negotiations, finding properties, any problems encountered, property files, enter and maintain documentation in the file, enter all information and all contact notes in Brewer Caldwell's onsite developed software ASLAN and handle all issues as they arise and enlist help of the closing staff and other sales agents as needed.

After you decide on a clear game plan with your mentor, the purchasing will begin. We understand that one house does not fit all. We will find and present properties that meet the criteria that has been outlined by you and your mentor.

You will receive a detailed profile from Real Estate Analyst Program (REAP) on each prospective property. We will provide accurate information and research on their specific property location, rent ability, property condition, neighborhood, infrastructure, economic factors and area demographics to include projections on the following;

  • Purchase Price and ROI
  • Appreciation and Tax Projections
  • Rental Income Projections
  • Closing Costs
    Your closing costs are usually about 1 to 2.5% of the loan amount. Most of these costs are related to the loan on the home, including the appraisal, property inspections, and termite inspections. Brewer Caldwell will negotiate to have the seller give you incentives or credits to cover closing costs .
  • Rent Ready
    Initial renovation to get a property rent ready usually includes blinds, fans, and a garage door opener. In some cases, it may include front or back yard landscaping. Re-sales, short sales or foreclosures are totally dependent on the specific properties. When purchasing a foreclosure it could be significantly higher, on a per property basis. Brewer Caldwell will negotiate to have the seller complete the rent ready work and keep the price we have negotiated.
  • Insurance
    This will vary on the age, size and amenities included in the property.
  • Ongoing Maintenance
    This varies on the age of the property. As a rule, the older the home the more deferred maintenance you can expect. Another nice thing about new homes is that most things are under warranty the 1st year and many things are covered for 2 years. We also have a home warranty company that we recommend. Their policy cost is approximately $400 and they cover most things.
  • Property Management Fees
    We charge 8% of the rent while occupied when you purchase the property through Brewer Caldwell. This rate increases to 10% when Brewer Caldwell was not involved in the purchase of the property.
  • Utilities and HOA Fees
    You will only be responsible for utilities while the home is vacant. The tenant becomes responsible for them when they take occupancy. HOA fees vary per property.
  • Professional and Annual Expenses
    This varies per property and unexpected circumstances can arise.
  • Selling Expenses
    This includes a commission of 6% of the sales price for the property and 1 to 2.5% for closing costs.

Once you have consulted with Brewer Caldwell agents and mentors to determine the property(s) that best fit your needs, it is time to begin the purchasing process. This is an exciting and nerve racking time. However, because of our affiliates and network, we have simplified the process to make it as painless as possible. We have a fully integrated Purchase Packet that will outline the purchase and make a smooth transition to our Closing Department.
